The ‘SMITHY’S COTTAGE’
Llancaiach, Nelson

The ‘SMITHY’S COTTAGE’ is a Stone Cottage of over 200 years old which was once a pair of Cottages with a dram workshop to the rear.
The project was to convert this derelict Cottage into a single residential property. Although this was not strictly a barn conversion Officer’s from the Local Authority Planning Department deemed it to be so for the purposes of determining which Planning Policies should apply.

After submitting the Planning Application, a seven month battle ensued to finally Planning Consent was granted by the full Planning Committee following a site meeting and against the Planning Officers Recommendations.

The following pictures show some of the stages of development of this the walls of the Cottage were strengthened and re-constructed using natural stone in keeping with the cottage’s existing walls.

Later Planning Consent for a Storm Porch was obtained together with a horse field shelter and a ménage was also constructed.
